About the project
To quote the Town of Dedham Master Plan – Designing Dedham 2035 (February 2024), “Dedham is a vibrant community with diverse residential neighborhoods, thriving and convenient commercial and neighborhood centers.“ Supreme Companies views The Campus at 128 as an important Project that will add to and maintain this vibrancy for years to come.
Supreme Companies understands that for this Project to be successful (and one that all of Dedham can be proud of), a collaborative effort between the developer, town officials, and (most importantly) the residents of Dedham is required. As such, public input is a vital component. It is for that reason that Supreme Companies has made public presentations before the Dedham Planning Board and the Select Board, even though the Project is in its “infancy”.
Likewise, Supreme Companies is hosting this website to keep you updated on Project developments and provide you with a convenient manner to submit comments and questions. The Campus @128
The Campus at 128 will be a thoughtfully designed, mixed-use development that will foster connections through shared outdoor spaces, suites for growing local businesses, appropriate space for cutting-edge life science tough tech and similar uses, and new residential options for those who want to call Dedham home.
Spanning almost 60 acres, The Campus at 128 will drive economic growth, with approximately 1,000,000 square feet dedicated to life science, tough tech, retail, medical, hotel and related office space – a major draw for high-value employers and fresh business opportunities.
The proposed residential units, including a mix of market-rate and affordable housing (and potentially 55+ housing), will help address the current housing needs in Dedham.
In total, The Campus is projected to generate at least $10 million in annual tax revenue for the Town of Dedham (i.e., about 3 times that paid by Legacy Place– increasing Dedham’s total property tax collections by approximately 10%).
That is revenue that can be reinvested directly into this great community–enhancing schools, funding public services, and amplifying the already vibrant culture of Dedham.

The proposed development program will create the most valuable property in the Town of Dedham, exceeding the assessed value of Legacy Place by 300%, increasing Dedham’s property tax collections by approximately 10%.
